Staff Management: We ensure that all on-site staff are trained and provide them with weekly schedules to ensure the best possible condition of the villa at all times. The villa manager will also be the main point of contact for the staff to ensure a uniform and coherent message is sent through.
Security: We carry out an internal and external inspection twice weekly and a bi-annual structural inspection. More frequent visits can be scheduled, if desired. Our weekly inspection includes a check on all light fittings making sure that they are functioning, and that appliances are working, including the toilets and waste systems. We check for leaks, storm damage and any pest infestation. During weekly inspection visits we open the windows and doors to “air” the property if the villa is not staffed. We also water indoor plants.
Incoming Owners: We will ensure, prior to your arrival, that all the appliances have been turned on including hot water, fridge freezer etc. We also offer a shopping service so your groceries are in place when you arrive.
Holiday Rental Agreement: We can provide you with our standardized contract and then discuss the necessary changes to suit your property.
Letting Service: Should you require, we could offer your property for rent for any periods that you wish us to market it.
Collection of Mail: We can collect post on your behalf from the post office or your property and forward it to you in your own country of residence, should you require.
Representation: We can attend meetings and vote on your behalf, if given your authority.
Translation: We will assist in understanding documents that you will receive from time to time. We can also arrange a complete translation service for any document into your own language.
Maintenance & Repairs: Quite simply; in the event of a problem at your property, we take a photograph and e-mail it to you, obtain a quote/s and, upon approval, we solve the problem.
Swimming Pool & Garden: We can ensure that your swimming pool & garden is correctly maintained throughout the year.
Booking Management: We will keep you fully informed of confirmation of bookings & arrangements made for the collection of deposits.
General Cleaning / Maid Service: We will work closely with the on-site housekeeper to ensure that the property is always in a rentable condition. We will also arrange for extra cleaners should there be a requirement due to same day checkin/out.
Insurance: We can assist in finding you appropriate insurance for cars, contents of apartments & villas etc.
Legal Advice: Assisting you through the legal complexities of setting up & accounting for a Thai Company, work permits & visas
Website Design, Photography & Property Marketing: Let us use our vast knowledge to help you market your rental property cost effectively and efficiently. We can also build a bespoke website for your Property to assist in the marketing thereof.
Key-holding: We hold your property keys securely off-site and will arrange for the secure provision of keys to you and your guests upon arrival.
Welcome Packs: The Welcome Pack is entirely optional. This can be tailor-made to suit you or your guests. We recommend your consideration of this, as it may help to enhance business.
Meet & Greet Guests with Walk-Through Inspections: We will meet and greet your clients or guests to ensure they are happy and informed of any relevant information on arrival. This includes a full and detailed inspection of the property with guests, highlighting rules, scheduling of services & answering guest questions.
Inventory Control: We do inventory control prior to guest arrival and once the guests have left to ensure that all villa property remains on the property.
